Monroe County Commissioners OK New West Side Development

A new mixed-use development west of Bloomington was approved by Monroe County Commissioners at their Jan. 27 meeting.

​Called Westgate on 3rd, the 38-acre project at 4755 W. State Road 48 includes a mix of office, retail and residential space. The residential portion will consist of 330 apartment units.

The property, located in Van Buren Township, is near Ivy Tech, Cook Medical and Highland Elementary. It is currently vacant and has been part of the Daniels Farm for over 60 years.

Master Plan Available for Hospital Redevelopment Site

The City of Bloomington has release a master plan for the redevelopment of the Bloomington Hospital site, which the city is expected to take ownership of later this year. The 24-acre site will be vacated when IU Health moves to its new complex on the east side of town.

The downtown Bloomington site is bounded by West 2nd Street to the north, West Wylie Street to the south, the B-Line Trail to the east, and South Walker Street to the west. The area is being considered for a mix of residential and commercial development.

City of Bloomington Seeks Feedback on Proposed Zoning Map

The City of Bloomington has released a draft zoning map as the last phase of a two-year overhaul of the Unified Development Ordinance (UDO), the city's main zoning document.

A public forum will be held via Zoom on Tuesday, Oct. 27 from 5:30-7 p.m. with a presentation on the proposed changes and a Q&A session. There will be at least four more meetings in the coming weeks to seek public input, as well as opportunities to provide feedback via online surveys.

A website for the mapping project also contains a proposed housing diversity story map, an interactive map where residents can enter their address, and information about opportunities to provide feedback over the next eight weeks. The input collected during this period will help city staff prepare for public hearings in early 2021 to consider and adopt the new zoning map for the city, along with text amendments.

Oct. 6 Public Forum Set to Discuss Hospital Site Redevelopment

The City of Bloomington is hosting a public forum on Oct. 6 to review a site plan for the redevelopment of the current IU Health Bloomington Hospital area. The event begins at 6 p.m. and will be held online. Residents can participate by registering here, or watch the event on Facebook or CATS.

Participants will be asked to take part in three 25-minute workshops featuring interactive discussions about the plan.  The workshop topics will be Access + Connections, Open Space, and Land Use + Neighborhood Character.  
 
The next public forum will occur in December, when the master planning consultant, Skidmore, Owings & Merrill (SOM), will present a finalized plan. The master planning team is also working with the Hospital Reuse Committee, a group of more than 30 community members who have been involved with the city on this project since 2015. Chamber CEO Erin Predmore serves on that group.

City Survey Gathers More Feedback on Hospital Site Redevelopment Project

As part of ongoing work to develop the 24-acre site where the IU Health Bloomington Hospital is now located, the City of Bloomington is asking for feedback on preliminary design concepts.

Consultants hired to develop the site's master plan (Skidmore, Owings & Merrill) have developed three concepts based on input so far. A presentation of their work is available here.

58 Apartments Planned for Johnson Creamery Site

A new apartment complex at the Johnson Creamery site will add 58 apartments in a 5-story building that also includes retail space facing the BLine.

The site is now a parking lot for the Johnson Creamery's office complex, which will remain – and where the Chamber's offices were previously located. It is between 7th and 8th Streets just west of the BLine.

There will be 27 studio units, 22 one-bedroom units, 5 two-bedroom units and 6 three-bedroom units, totaling 77 bedrooms. In addition, there will be 2,600 space of first-floor retail, 36 parking spaces under the building, and a green roof.

City of Bloomington Seeks Input on Hospital Site Redevelopment

A forum on Tuesday, June 16 will focus on getting input for the redevelopment of a 24-acre site where the IU Health Bloomington Hospital is now located. The City of Bloomington will be taking over ownership of that area in 2021.

The public forum starts at 6 p.m. on Zoom. Registration is required – click here to register. The event will also be livestreamed on the city's Facebook page.

Monroe County Planning Staff Seeks Input on Zoning Overhaul

As part of the process to update the Monroe County Consolidated Development Ordinance (CDO), county planning staff are asking residents to participate in focus groups in the coming months.

The focus groups are organized into these topics:
  • Affordable Housing/Neighborhood Development
  • Environmental Protections
  • Engineering/Surveyors/Realtors/Architect/Land Use Lawyers
  • Historic Preservation
  • Citizen Advisory (made up of County residents)
  • Economic Development
  • Agricultural Provisions

City to Seek Input on Hospital Site Redevelopment

On June 1, the City of Bloomington will launch a revamped website for public input on the redevelopment of the Bloomington hospital site.

Consultants hired to develop a master plan – Skidmore, Owings & Merrill  – will be meeting with stakeholders later this month. They'll also host an online "town hall" on June 16 at 6 p.m.

Details about all public engagement efforts will be posted on the hospital redevelopment site starting June 1.

Wednesday, May 27 is the kickoff for the overhaul of Monroe County's zoning, known as the CDO (consolidated development ordinance). Party down, right?

Consultants hired by the county – McBride Dale Clarion – will give a presentation to the County Plan Commission starting at 5:30 p.m. On the 27th you can join the Zoom meeting here .
